Rental agreement
Effective October 27, 2026
This is an English translation for your convenience. If the two versions differ, the Spanish version governs.
This agreement applies to every Casa Luna stay booked directly with us (not stays booked on Airbnb, which follow Airbnb's rules). You accept it, on behalf of everyone in your group, when you make the booking payment. Please read it before you pay.
1. Parties, property and stay
This agreement is between Jerry Furness and Adriana Campuzano, the hosts of Casa Luna ("we," the "Hosts"), and the person who books and pays ("you," the "Guest"). It is a short-term lodging service, not a lease.
The property is Casa Luna, an entire house in Santa María Ahuacatitlán, Cuernavaca, Morelos, Mexico: 4 bedrooms, 8 beds, 4 bathrooms, a private pool, lawn, grill and terrace, with private parking for up to 3 vehicles. We send the exact address and access instructions with your confirmation.
Your dates, guest count and total come from our written quote and are part of this agreement. The person booking must be an adult, must stay for the whole reservation, and is responsible for everyone in the group and their visitors.
2. Rates, payments and bank transfers
All amounts are in Mexican pesos (MXN). For now, payment is by bank transfer only; we don't take online card payments for direct stays.
- Booking payment: 50% of the total within 48 hours of accepting the quote. Your dates are held once we receive it and confirm in writing.
- Balance: the remaining 50% no later than 30 days before arrival. If you book less than 30 days ahead, you pay 100% when you book.
- If we don't receive the balance on time, we may cancel the booking under the cancellation policy in section 4.
- Bank details: we send them only in writing from reservas@casalunacuernavaca.com. We never change bank details by message without also confirming by phone at +52 777 912 9163. If you get different details, don't pay; call us.
- Send us your transfer receipt. Your bank's fees, and for international transfers the fees and exchange rate, are yours; we must receive the full amount in pesos.
- The nightly rate varies by season and is set in your quote, together with any taxes or charges that apply. If you need a Mexican tax invoice (CFDI), ask before you pay.
- Pool heating (optional): $1,500 MXN for the first day and $750 MXN for each day after; request it at least one day before arrival. The fee only covers electricity.
- Extra guests not on the quote may be charged after the stay.
3. Security deposit
We ask for a refundable deposit of $4,000 MXN, paid by transfer with the balance (or before arrival if you paid 100% when booking). We return it in full, to the same account, within 7 days after checkout, minus any documented damage, missing items or extra cleaning. We may waive, lower or raise it based on your group and the purpose of your stay; the amount that applies is the one in your written quote.
4. Cancellations
We follow the same policy as Casa Luna's Airbnb listing.
Stays of less than 28 nights:
- Cancel at least 30 days before arrival: full refund.
- Cancel 7 to 30 days before arrival: 50% refund.
- Cancel less than 7 days before arrival: no refund.
- If you booked at least 14 days ahead, you can cancel within 48 hours of your booking payment for a full refund.
Stays of 28 nights or more: full refund if you cancel at least 28 days before arrival. After that, the first 30 days of the stay are non-refundable.
- Cancellations must be in writing to reservas@casalunacuernavaca.com. Refunds go by transfer to the account you paid from within 10 business days, minus the bank fees for the refund.
- If we cancel because the house is unavailable (for example, damage or a serious utility failure), we refund 100% of what you paid. We are not liable for other travel costs; travel insurance is recommended.
- Arriving late or leaving early does not entitle you to a refund for unused nights.
5. Check-in, checkout and occupancy
- Check-in from 3:00 PM with a keypad. Checkout by 11:00 AM. Early check-in or late checkout only with written approval.
- Maximum 14 overnight guests, listed on the quote. If you have more but the extras are little kids, ask us before booking.
- No visitors, events or additional people without our prior written approval.
- At checkout: leave the garbage collected in the laundry area, turn off lights and appliances, and lock up.
6. House rules
- No pets, except service animals or pets we have approved in writing before arrival.
- No smoking or vaping inside the house.
- Quiet hours: 12:00 AM to 7:00 AM.
- No commercial photography or filming without our written approval.
- Park only in the designated spaces, not on the lawn or in the main driveway.
- Don't tamper with the water pumps or valves.
- Using, possessing or distributing illegal substances on the property is PROHIBITED. If this happens, the stay ends immediately without a refund, all guests must leave the property, and we may report it to the authorities.
7. Safety
- Pool: there is no lifeguard. Children must be supervised by an adult at all times, and no one should swim under the influence of alcohol.
- Electric fence: the house has an alarmed electric fence along the top of the walls. On the street-facing balcony or patio, don't touch or lean on the cables.
- Cameras: there are security cameras on the exterior of the property. There are no cameras inside the house.
- The house is about 1,900 meters (6,200 ft) above sea level; if you're coming from sea level, give yourself a day to adjust.
8. Damage, liability and entry
- You pay for damage, missing items or extra cleaning, beyond normal wear, caused by anyone in your group. We deduct it from the deposit; if it's more, we send the details with photos and receipts within 14 days after checkout, payable within 14 days.
- The pool, grill, stairs and garden carry normal risks and your group uses them at its own risk. To the extent the law allows, we are not liable for injury, loss or theft, except where caused by our negligence.
- We or authorized staff may enter for emergencies, or for repairs with notice to you.
- We may end a stay without refund for unauthorized guests or events, illegal activity, serious damage or breaking these rules.
9. Governing law
This agreement is governed by the laws of the State of Morelos and of the United Mexican States. The parties submit to the competent courts of Cuernavaca, Morelos for any dispute. If the English and Spanish versions differ, the Spanish version governs.
